Guidelines And Requirments


 

 

Applicants Must Read The Following:

 

Key Deposits

To view a property there will be a $20.00 key deposit for up to two keys. This will be refunded when the keys are returned on the same day before 5 P.M.  No keys will be taken out of the office after 4 P.M. Some properties are shown by appointment only.

Applications

No applications will be given out until the property has been viewed.A separate application must be filled out by each party applying for rental property with this company. Co-signers must also fill out a separate application.  Application Fees are $32.00. Application fees are non-refundable. No Exceptions!!!!

**We will obtain an investigative report and criminal background check.

 

Co-signers

A co-signer may be needed for any applicant who has not been employed on the same job for at least (1) year.

A co-signer may be required in the following situations:

  1. Unemployed applicants (even if receiving a monthly check such as SSI, ADC, or Unemployment).
  2. Any person who has questionable credit (such as late payments, Prior credit problems that have been paid but are still showing on the credit report, Etc.)

All applicants must reside in the state of Virginia, Have good credit, And have good references.

Students

Students are required to have co-signers. Each student to be residing at property must fill out an application. No exceptions will be made to this rule.

Leases

All leases will be for one year with optional renewal. There will be no subletting of apartments or houses. The tenant will be responsible for all terms of the lease including total rent amount due to G. E. Matthews, INC. For the total term of the lease.

Security Deposits

Security deposits are required on all rental property. Security deposits are in most cases equal to one month's rent, However, in some cases an additional security deposit may be required, due to lack of rental history.

Payments and Late Charges

All payments are due and payable to this office on the 1st day of each month and no later than the 5th day. Payments received after 5 P.M. on the 5th day will be charged a late fee. As long as the rent remains in arrears, a late charge will be added monthly until the balance is paid in full.
